Equity Release schemes are designed to allow people who are aged 55 or over increase their retirement income or create a lump sum by turning part of the value of their homes into usable cash and without having to move home. There are two main types of plan available – Lifetime Mortgages and Home Reversion.
Customers sell a share of the value of their property in exchange
for a cash lump sum. If they die or go into long term care, the property
is sold and the reversion provider takes its share of the sale after
costs have been deducted. The remaining share is paid to the customer
or their estate. A Home Reversion plan allows you to release cash
from your home. You effectively sell a percentage or all of your property
to a third party in exchange for a tax free lump sum. With a Home
Reversion plan you will continue living in the property until you
die or move home. As with Lifetime Mortgages age is a primary factor
in determining the amount you will receive as is gender and the value
of the property. Health issues are also a major factor as entering
into a Home Reversion scheme if in poor health can be very expensive.
